Terms & Conditions

Booking
You can book via our website, phone or approved platforms. Your booking is confirmed after receiving a confirmation email or payment.

Payment
We accept credit/debit cards and online payments.
Full payment is processed at the time of booking.
A 2.8% credit card surcharge applies to all card payments.

Check-in & Check-out
Check-in: from 2:00PM to 8:00PM | Check-out: by 10:00AM.
Early check-ins/late check-outs may be available for an additional $10 per hour (maximum of 2 hours), subject to availability. This fee helps cover express cleaning.

Security / Keypad Access
Guests are responsible for keeping access codes secure.
Access details must not be shared with non-registered guests.
Any misuse may result in cancellation without refund.

Cancellation Policy
Free cancellation applies when at least 7 days' notice is provided prior to check-in.
Cancellations made within 7 days of arrival will incur a charge equivalent to one night's accommodation.
Cancellations made within 48 hours of check-in will incur the full booking charge.
All cancellations must be submitted in writing.

Public Holidays & Peak Periods
During long weekends and peak holiday periods (including Christmas, New Year and Easter), a minimum 14-day cancellation notice is required for all bookings.

No-Show Policy
If a guest has not arrived by 10:00pm on the day of check-in and no late arrival notification has been received, the booking will be treated as a no-show.
The reservation will be charged in full and any remaining nights cancelled.

Group Bookings (2 or More Rooms)
Free cancellation is available up to 14 days prior to check-in.
Cancellations made within 14 days of arrival will incur a one-night accommodation charge.
Cancellations made within 24 hours of check-in will incur full booking charges.

Special Circumstances
In the event of unforeseen emergencies, such as medical situations or natural disasters, please contact us directly on 027 6223 168 or via email at acacia808apartments@gmail.com.
Requests for flexibility will be considered on a case-by-case basis.

House Rules
Registered Guests Only - Only guests included in the booking are permitted on the property.
Visitors require prior approval. A maximum of 2 visitors is permitted at any time. All visitors must leave by 10pm. Unauthorized guests may incur additional charges or result in cancellation of the stay.
No large gatherings or parties inside the apartment.
Strictly no smoking inside the property, as this will set off the smoke alarms.
Please do not eat on the beds.
Please keep noise to a respectful level. No loud music after 10:00pm.
To keep the apartment fresh for all guests, please try to avoid cooking strong-smelling dishes (eg, fish or curry).
Guests are asked to wash their dishes after use, or place them in the dishwasher if available.
Please use makeup pads and cloths supplied.
Any damage to the property may be charged to the guest's credit card.

Extra Cleaning / Excessive Mess
Excessive cleaning required beyond normal use may incur additional charges.

City Sounds
The apartment is in a central city location, so you may hear some typical sounds such as cars, people passing, or the occasional siren.
Closing the windows helps reduce sound and light sleepers may wish to bring earplugs.

Please note: There may be some construction noise from a neighbouring site during daytime hours.
While this is outside our control, we'll do our best to ensure your stay is still relaxing, comfortable and enjoyable.

Parking
Secure lock-up garage parking is available for some units only. Please confirm availability prior to arrival if required.
All vehicles are parked at the owner's risk. Acacia Apartments accepts no responsibility for any loss or damage.
Please note that no on-site parking is available for visitors.

Facilities
Some facilities may have rules or extra charges. Temporary closures may occur for maintenance.

Property Access
The property consists of 6 individual units, all situated on the first floor (upstairs). Access is via stairs from the ground floor entrance.
Please note that there is no lift available.

Motel Responsibilities
We provide a safe and clean stay. We are not responsible for loss or damage of personal items, except as required by law.

Privacy
Your information is kept secure and used for booking and communication only.
We don't share your data without consent unless required by law.

Right to Refuse / Cancel Stay
We reserve the right to refuse entry or terminate a stay without refund if terms and conditions or house rules are breached.

Legal
